Max DeLong is the founder of Heir Solutions and Delta Property Data.

In 2022, Max got into real estate while welding foundry equipment & studying at University. He started wholesaling on the side, and eight months in, he left school to focus on it. By 2023, he was wholesaling and flipping full time. When their team started marketing in West Dayton, Ohio, he kept finding houses that “couldn’t be sold”: the owner had died, the heirs were scattered or hard to find, liens were stacked up, and title companies said nothing could be done.

Max learned to fix these properties instead of passing them on, and that work became the core of his business. Heir Solutions now focuses only on curative title deals, meaning deceased-owner properties with no probate, heirship, and lien problems that the rest of the market avoids. Banks and hard money lenders won’t fund a property with bad title, so Max has had to get creative about how he raises Private Money.

Over the last two years, and more recently with a dedicated engineering team, Max built the system that became Delta Property Data. Delta gives curative title investors every deceased-owner property in their county. It constantly monitors each property and its owners across more than 50 metrics pulled from county records and provides next-of-kin skip tracing so investors can market in bulk.
